You want home automation. In 6 months you'll want home automation therapy.
Before you start:
- •Do not mix hubs -- pick one primary system and add others only if they integrate cleanly. Two competing hubs controlling the same devices causes conflicts, double-triggers, and state desync.
- •Cloud-dependent hubs (SmartThings, Amazon Alexa routines) will fail when the cloud service has an outage. If reliability matters, run Home Assistant locally.
- •Zigbee and Z-Wave need the right USB coordinator for your protocol. They are not interchangeable -- a Zigbee stick does not control Z-Wave devices.
- •IoT devices on your main Wi-Fi network are a security risk. At minimum, put them on a separate SSID. A full VLAN is strongly preferred.
- •Raspberry Pi microSD cards fail. Back up your Home Assistant config before you need it -- not after.
- •Automation logic that runs continuously (every 30 seconds, infinite loops) will slow down your hub and drain device batteries. Use event-based triggers, not time-polling, wherever possible.
What you'll need

Home Assistant (most powerful, runs on a Raspberry Pi 4 or dedicated device like the Home Assistant Green), Samsung SmartThings Hub (easiest cloud setup), Apple HomeKit (if you're all-in on Apple). Do not buy all three.
Home Assistant runs excellently on a Pi 4. Buy the starter kit with case and power -- don't cobble parts together.
For flashing Home Assistant OS. A2 speed rating matters for database read/write performance -- cheap cards cause database corruption over time.
Your hub must be wired to your router. A hub on Wi-Fi is an unstable hub -- it misses events when Wi-Fi drops, which happens.
For IoT network segmentation (highly recommended). Netgear GS308E is a $30 managed switch. Your router needs VLAN capability too -- Asus, Ubiquiti, and some TP-Link routers support this.
Sonoff Zigbee 3.0 USB Dongle Plus or HUSBZB-1 plugs into your hub and creates a Zigbee mesh network for all your Zigbee devices (many smart plugs, motion sensors, and bulbs use Zigbee).
Z-Wave Alliance ZWA010 or Zooz ZST10 for Z-Wave devices like Schlage locks, First Alert smoke detectors, and Aeotec sensors. You may need both Zigbee and Z-Wave depending on your device mix.
Presence-based automation requires knowing which rooms are occupied. Philips Hue Motion Sensor, Aqara Motion Sensor, or IKEA Tradfri sensors work well. Plan 1 per room you want to automate.
